Crystal’s Northwich Business Centre is now open and the first tenants have already moved in.

Since purchasing the building last year Crystal, sister company to Manchester-based commercial property investor and developer Hurstwood, has made a number of improvements.

These have included creating small office suites and fully refurbishing the building. There is now also a large break-out area with free Wi-Fi and a communal meeting room.

Hurstwood Chairman Stephen Ashworth said: “We are delighted that Northwich Business Centre is now open and already welcoming new customers. We are confident that nowhere else in Northwich offers the same choice of quality office space and value. This has been reflected in the number of deals we have completed, the first having been done even before the decorators had finished.”

He added: “The building is now fully operational and a number of office suites have now been let, with more under offer. The accommodation is bright and airy and the building already has a good feel to it.”

Joanna Hannon, from second floor tenants Euro Access Scaffolding, said: “We have now been based at Northwich Business Centre for a month and we are very happy at our new premises. Northwich Business Centre is prominently located in the town centre at the junction of Chester Way and Meadow Street, adjacent to the police station and post office. It is a short-drive from the M6 and M56 motorways and within walking distance of Northwich Train Station.

The building was acquired by Crystal in 2012 and features three floors of offices, ranging in size from 98 ft² to 3,572 ft². There is also a large 5,136 ft² unit on the ground floor suitable for retail, office or leisure use (subject to planning).

Another deal has been completed at Agecroft Enterprise Park, one of Hurstwood’s Industrial Estates in Salford.

Unit 21, which measures 1,000 ft², has been let on a 12 month deal to Accounts Direct. This letting means that all 23 units on the estate are once again fully occupied.

Crystal Property and Land, sister company to Hurstwood, has added the Wharf Mill retail development in Wigan to its growing property portfolio.

The property comprises three retail warehouse units located in a prominent out of town retail area; on Caroline Street, just outside of Wigan town centre.

Hurstwood have brought more business to Rossendale with another tenant signing-up at Hurstwood House in Rawtenstall.

Business advisors BSmart Business Solutions Ltd has agreed a deal on Suite 6 at the property, signing-up to a one year lease on the office.

This is the third deal completed at the property already this year with other new tenants Union Footwear and Red Tick Accountancy.

Hurstwood House is located on Station Court in the centre of Rawtenstall. It is a short journey on the M66 motorway to the centre of Manchester, and a ten minute drive from Bury.

The building was refurbished in 2010 and now features modern office suites in a range of sizes.

Following the lettings in 2013, only suite 4 is currently available to let. This is the largest office suite in the building, measuring 1,745 ft².

Three Point Business Park, Hurstwood’s development of industrial units on Carrs Industrial Estate in Haslingden, has another new tenant.

ARK Fleetech has agreed a deal on Unit 21 on the estate, signing a three year lease on the 2,000 ft² property.

The company provide cameras and other safety equipment for commercial vehicles.

The estate is a two minute drive from the A56 Haslingden bypass which connects to both the M65 and M66, allowing easy access to Manchester, Blackburn and Burnley.

This letting leaves two units available to let at the estate, measuring 3,650 ft² and 7,300 ft². Units are also available at Hurstwood’s other properties on Carrs Industrial Estate; Waterside Trade Park and Grove House.

Green investments company EmissionO has become the first tenant on the newly refurbished second floor; taking Suites 4 and 5.

Clinical research organisation Dootsonic, one of the first companies to take space at the building last year, have moved to a larger suite on the third floor.

Despite the difficult market conditions, Crystal has received a high level of interest in its new Bolton student accommodation scheme from investors.

Crystal Property and Land was granted planning permission to convert 30 Mawdsley Street into student accommodation back in February this year.

The plans provide for a total of 37 student bedrooms, each with en-suite bathroom facilities and shared kitchen and living space, plus an additional two self-contained bed-sit apartments.

The building is currently spread over three floors plus basement and was most recently used as a fitness club prior to a £100,000 refurbishment project to get the building back to a shell condition in 2011/12.

The building, located in the town centre, was built in 1868 and was originally occupied by the Mechanics’ Institute. Historically the street has been home to various professional services and still provides office accommodation to legal firms and accountants. A late night bar and restaurant are located towards the end of Mawdsley Street, which leads into the town’s main shopping precinct. The university itself is only ten minutes away on foot.

Crystal Development Surveyor Andrew McCormack said: “Having secured planning consent to convert this building into student accommodation, we were very confident that we could bring this building back into use. Hurstwood have found a new tenant for the First Floor office at Station House, their converted mill building in Rawtenstall.

Recruitment agency Fluid has agreed a five year deal on the 1,950 ft² office suite.

It is great for us to have let the suite to a large, well-established recruitment company like Fluid and to have brought another business to Rossendale from Bury.
